Names and identifying details are modified or withheld where client confidentiality requires it, but the pack sequences, complexity profiles and deployment outcomes are presented as accurately as the verified records allow. The brief arrived with 23 separate design requirements across mixed-use, residential, commercial and public realm elements, none of which had been sequenced in relation to the structural constraints of the site. The planning history contained 4 refused applications, none of which had been resolved before the new brief was developed. Three separate design teams had produced conflicting proposals over the previous 18 months.
JURIMARU LTD began with a full spread of the site, planning history, structural constraints and programme requirements. Every design line was separated and confirmed clear before any new fold sequence began. The structural load paths were verified against the revised brief before architectural phasing was locked. A planning strategy was developed in fold sequence — each submission stage prepared and verified before the preceding stage was confirmed complete.


An infrastructure programme crossing three regulatory frameworks — transport, environmental and construction — with four separate client organisations, each with its own governance structure and reporting requirements. The programme had been in development for 26 months without reaching a confirmed delivery phase, primarily because the technical sequencing had never been separated from the governance sequencing.
We separated the technical workstreams from the governance workstreams and packed each independently before combining them in a coordinated delivery sequence. Regulatory compliance was verified at each junction point before the next phase was approved. The programme reached confirmed delivery phase within 8 months of engagement.
